Spring Isn't Really The Best Time To Sell Your Home

If you're looking to get the most money in the least amount of time for your home then the Spring season really isn't the best time of year to sell like most people think.  In fact, in my opinion after selling homes since 1991 it's the worst time of year in light of getting the most amount of money in the least amount of time.  I know the next question is logically, why?, right?  It's really a simple supply and demand factor.  During the Spring market we see way more homes with for sale signs going up.  It's warmer, the grass is green, the flowers are blooming, and it allows for a move while the school year is off for the summer in many cases.  This means more competition for you as a seller.  More homes for buyers to choose from means less money for sellers in most cases and longer days on market.

The upcoming Holiday season and winter months presents the perfect time of year to sell your home.  Here are just a few benefits to having your home for sale during the holiday season and winter months:

Buyers who look for a home during this time of year are generally more motivated

There are fewer homes to choose from which means less competition for you, making it easier to sell

Since the supply of listings will dramatically increase after the 1st of the year as we head into the spring market, there will be less demand for your particular home! Less demand can mean less money for you so being for sale NOW could mean more in your pocket

Interest rates are still very favorable giving buyers more buying power

Nothing says home quite like the holiday season so this can stimulate ideas for new places to call home

Buyers have more time to look for a home during the holidays when off from work

Many consumers look to purchase before the end of the year for tax purposes

January is traditionally a busy time for job promotions, transfers, and raises, which can stimulate the market even in the dead of winter

If there are certain days and times during the holidays that you prefer your home not be shown you can simply coordinate that with your listing agent

You can sell now and if you don’t want to move during the holidays or winter months it's always possible to negotiate an extended possession 

You can’t sell unless you’re FOR SALE! Just after the first of the year is tax return time! and folks find out how much they will get back or pay in taxes which always stimulates the market
