As we're talking to many potential home sellers right now here in Roanoke, Virginia we're getting the repetitive question, should I try to sell my home now or wait until after the first of the year and winter months?  That is undoubtedly a great question and I will say unequivocally the answer is yes list now if you're serious about selling your home in the least amount of time and for the most amount of money.

It goes without saying that selling anything is largely impacted by supply and demand.  Right now here in the Roanoke, Salem, Blacksburg, Christiansburg, and Smith Mountain Lake areas we are still experiencing historically low inventory and have plenty of buyers still ready to buy.  As we move into next year we are anticipating more homes to come on the market which for sellers simply means more competition.  For homebuyers of course this will be great as they will finally begin to have more to choose from.  Regardless of the market conditions it always makes sense for sellers to list their homes this time of year.  Here are a few reasons as to why it makes sense:

There are fewer homes for sale for buyers to choose from during this time of year in comparison to the spring market which inevitably brings more to the market as that's when everyone thinks is the best time of year.

Buyers who are looking at homes during this time are more serious and motivated, the professional shoppers tend to drop off during this time allowing for better quality homebuyers to see your home.

Many job transfers and promotions take place at the end and beginning of the year creating movement in the market.

Tax time means tax refunds and those who pay taxes find out exactly what they'll owe, both create movement in the market.

Since buying a home is in many cases an emotional decision, what better time than the holiday season, the most emotional time of the year!

Nothing says home quite like a decorated home for the holidays, let this enroll the buyer to choose your house as their new place to call home.

If you're also buying a home once yours is sold this allows you to sell now and then buy as more homes come on the market next year.

This one is simple and yet true, you can't sell without being for sale so why not be one of fewer for buyers to choose from?

If there are certain days and time during the holiday season that you prefer your home not be showing you can restrict those days from showings and still enjoy the holidays without interruption.  And if you want to avoid moving during this time of year or the height of the winter months you can negotiate a slightly extended closing date or rent back from the new buyer.
